The 3.0 hour online session will help builders understand exactly what is expected during each of the 4 key inspections including foundations, framing, the building envelope and the final inspections. This session will be rich in photographic examples of good workmanship as well as specific examples of workmanship that does not meet the minimum requirements of the warranty providers. A review of the inspection checklists will be provided along with a brief description of the history of the development of these important tools and how builders can use them during construction to minimize the amount of work that will be required by the warranty provider to improve any sub-standard details that can occur in the construction of the modern home. |

An Introduction to the New BC Step Code for Houses
The 3.5 hour online session will help builders understand the impact of Regulatory Reform and the introduction of the BC Step Code for Houses. The province of British Columbia has announced its strategy for increasing energy efficiency in homes with the ultimate goal that new houses will be Net Zero (or very near to it) by the year 2032. Although this may seem far away, it is also a radical change in construction technology and the plan is to work towards this goal for the industry in 5 steps. All BC building jurisdictions (except the City of Vancouver) will need to adopt each of the 5 steps as the BC Building Code governs over the next 15 years. Each BC building jurisdiction must follow the Provincial schedule but have the option of adopting subsequent steps sooner than the Province dictates. This means that builders will find different minimum energy targets (and very different construction and compliance requirements) from current codes as soon as late this year. This also means that builders must be prepared to build with possibly different energy requirements from one community to the next. |
